The Colony has two distinct halves when it comes to pools. The established neighborhoods along the lake have pools that are decades old and often beautifully maintained, while The Tribute and the newer developments on the peninsula came with modern builds full of automation and salt systems. The work is different in each, and pretending otherwise is how pools get neglected.

The Colony sits in the Eastern Cross Timbers, the belt of sandy loam that runs down the middle of Denton County, and that changes how a pool fails here. Clay holds water and eventually shows you a wet patch. Sand drains, so a slow leak in The Colony often produces no visible evidence at all, just a level that keeps dropping faster than the weather explains. Sandy backfill also migrates over the years, which is why coping and decking on the older lakeside lots settle unevenly.

Lakeside lots catch wind and the debris that travels with it, which shows up as a constant film on the surface rather than as dramatic leaf drop. It’s easy to underestimate because it never looks like much on any single day, but it steadily consumes chlorine and loads the filter. Weekly surface work keeps ahead of it.

The newer pools out toward The Tribute and Austin Waters tend to run salt chlorine generators. Those are excellent when the water chemistry is right and expensive when it isn’t: North Texas fill water is already on the hard side, and a salt cell scales quickly if calcium and pH drift. We keep cells clean and hardness in range so the generator does the job it was installed to do.
